Forest
Approximately 149 hectares of productive forest land, the majority of which is gathered in one large, contiguous holding. The standing timber volume amounts to just under 28,000 m³sk, corresponding to an average of 188 m³sk per hectare.
The forest is dominated by pine, which accounts for 56% of the standing volume, followed by spruce at 35%, and a balanced share of deciduous forest at 9%. The average site index amounts to 4.9 m³sk per hectare per year, which is a very high level for the area and supports strong production and value growth.
The age structure is weighted towards older and middle-aged forest; as much as 70% of the productive area is over 50 years of age. This results in thinning and final felling class S1 being the dominant harvesting class, with a volume of as much as 12,432 m³sk.

Harvesting and Growth
During the plan period, a total harvest of 5,381 m³sk is proposed, comprising 4,303 m³sk of final felling, 964 m³sk of thinning, and 114 m³sk of conservation-oriented management.
Despite this significant harvesting proposal, the forest management plan indicates an increased standing volume over a 10-year period, provided that all measures are carried out. The estimated standing volume after 10 years is 29,405 m³sk, despite the proposed harvest of approximately 5,400 m³sk, which can be attributed to the high site index.
The total potential for final felling within harvesting classes G2–S1–S2 amounts to 16,735 m³sk, providing strong opportunities for immediate cash flow.
Land
The land features varied terrain and topography, with long slopes down towards the Ångerman River, contributing to moving soil moisture and favourable growth conditions. The property also benefits from a well-developed road network, reducing forwarding distances and making management more efficient and profitable.

Hunting
Hunting rights are included in the Gafsele Wildlife Management Area (VVO), covering approximately 7,200 hectares. The area offers hunting of both big and small game. Approximately 12 hunters currently participate in the moose hunt, with recent annual harvest figures of 5–6 adult animals plus calves.
In recent years, no fixed allocation has been applied, as all hunting has been conducted as licence-free hunting (avlysningsjakt).
Each property carries one hunting right for family members. In the case of lease arrangements, however, a total of 175 hectares per hunting right is required. The properties therefore allow for either two family-based hunting rights or one leased hunting right for land consolidation.
To combine family hunting with a leased hunting right, additional land is required, with an estimated need of approximately 50 hectares.
